NIB has signed a 10-year loan agreement with Atrium Ljungberg AB to support its refurbishment and redevelopment of the Söderhallarna property in Stockholm, Sweden.

The SEK 860 million (approximately EUR 79.5 million) loan will finance Atrium Ljungberg’s project, which started in spring 2024 and is expected to be completed by early 2027. Once completed, the building will use 50% less energy.

Söderhallarna opened in 1992, and the building is recognised for its cultural and architectural value. The ground floor will remain as food markets and restaurants, while the upper floors will become new office and co-working spaces.

The renovation of Söderhallarna will significantly improve its energy performance, reduce carbon intensity to below NIB’s 2030 climate target while also reusing materials to preserve cultural characteristics and minimise any climate impact.

“Supporting the renovation of Söderhallarna helps preserve its cultural significance while adapting it for modern use in terms of energy efficiency and reducing carbon emissions. This project exemplifies our commitment to sustainable development and enhancing the quality of life in the Nordic-Baltic region,” says André Küüsvek, President and CEO of NIB.

Ramboll will be among the first tenants in Söderhallarna, securing 5,000 sq. m for its new Swedish head office. The space will serve as the workplace for around 600 of their employees in Stockholm. Söderhallarna, which offers a total lettable area of just over 26,000 sq. m, will also feature rooftop terrace extensions.
