Project
The loan supports the construction of a 16-floor, 30,000 sqm LEED Platinum certified building where 12 out of 16 floors will have a timber frame and facade. The building, Kaj 16, is in Lilla Bommen in Gothenburg.
Move‑in is planned from mid‑2027. The building will offer space for large corporations, entrepreneurs, and innovators. SEB will serve as the anchor tenant, leasing 12,800 sqm under a 10-year agreement, representing 42% of the office space.
The project is EU Taxonomy-aligned and designed to achieve Energy Class A standards.
Sustainability measures include reusing materials from the demolished structure and implementing energy-efficient solutions. Kaj 16 supports NIB’s 2030 climate targets for real estate.

Productivity
Vasakronan’s Kaj 16 in Lilla Bommen supports Gothenburg’s Älvstaden initiative to expand and densify the city center along the river. The area is between the central station, the new Hisingebron, also co-financed by NIB, and the West Link Railway project, making it one of the most accessible locations in the region.
The opening of the West Link railway station in 2026/2027 will further strengthen Lilla Bommen as a transport hub.
Environment
Kaj 16 is a 16-storey timber office building in central Gothenburg, designed to meet Energy Class A standards with an estimated consumption of 33 kWh/m² annually. The project incorporates circular construction practices, reusing materials from the previous structure and other sources. Twelve floors will use FSC- or PEFC-certified timber, while the first four will be concrete for stability. Kaj 16 fulfils EU Taxonomy criteria, targets LEED Platinum certification, and is aligned with NIB’s 2030 climate target for real estate.

Sustainability summary
Vasakronan is prioritising circular construction for Kaj 16 by reusing concrete from the previous building on site and sourcing materials from other demolished buildings. The timber used in the project is designed to be recyclable at the end of the building’s lifecycle.
Situated near the Göta River, the project addresses climate risks such as flooding and storms through adaptation measures: an elevated foundation at 2.8 metres above sea level, critical technical systems placed on the third floor, and green roofs with infiltration systems and delay reservoirs to manage heavy rainfall.
Additional sustainability features include solar panels generating approximately 100 MWh of electricity annually, a low-flow variable air volume cooling system to reduce energy use and landscaped outdoor terraces to enhance biodiversity.
